Looking for a good home builder or contractor, isn't an exact science, but hopefully, by the time you're done reading this article, you will at least have a better idea, what you will be looking for. Let's get started.

As a general contractor, the most important thing that I would be looking for any new home builder, would be experience. You can't sacrifice price for experience. If you're looking for the cheapest contractor, there's a good chance that this person will be lacking experience in home building knowledge.

How long has this person been in business? Just because you're new home builder has only been in business for five years, doesn't mean that he isn't capable of building your home. The same holds true for someone who has been in business for 30 years. Just make sure that these people have actually built homes in the past.

What is their attitude like? This is the second most important thing and I tend to focus on this more than experience, sometimes. If you don't get along with the person, you're not going to have a pleasant home building experience. If you think that there lying to you, scammers or generally don't feel comfortable with them, but they seem to have the most experience and build more homes in your area than anyone else. I wouldn't think twice about getting rid of them and finding someone else.

Last but not least, you should contact some of the people that they have worked for in the past. Talking to past clients, is going to play an important role in making your final decision. You need to find out, if these home builders, treated their clients fairly and were they generally happy with the overall outcome and performance, not only of the homebuilder, but each one of his subcontractors.

I would recommend writing out a list of questions and offering your new home builders past clients a free meal. Offer to take them out to dinner, lunch or breakfast, this way you will have their undivided attention and get the low down on your potential future home builder, it could be the best money that you ever spent.

I don't think that I've ever heard of a termite inspector, ever go to a home and not find any termites. 1. Your house is free of termites. This means that there isn't, one termite on your property and the termite inspector isn't going to make any money. Let's face it, termite damage, whether it's visible or invisible, keeps these guys working.

2. Your house isn't going to fall down, if I don't do anything to stop the termites. I have seen homes, where termites have been working on them for quite some time and they still seem to stand up and function properly.

3. Termites don't eat much and I wouldn't worry about the damage. Most termite inspectors will tell you how much a termite in Hawaii or Africa will eat in a day, but doesn't seem to have an honest idea, how much damage they are doing to your home, if they can't actually see it.

4. Every one that works for our company, has at least 30 years experience, repairing any termite damage. Don't even get me started with this one.

5. We will replace all of the termite damage wood, back to its original condition. What they might say, is that they will replace the wood that is damaged by termites, that you can actually see.

There are plenty of great termite companies out there and this article was meant just to have fun with most of them. Termite damage can be a serious problem with some homes and I would suggest that you contact at least three termite inspectors, before proceeding ahead with any home repairs or use of chemicals.

Try not to forget, the only way that a termite inspection company will make any money, looking at your house, will be to find something wrong with it.

How to Protect Foundation Plumbing Pipes?

If you install any underground plumbing pipes, in your concrete building foundation, you will need to protect them, from the concrete. You can use a variety of products and the most common of them will be a Styrofoam wrapping that can be purchased at most plumbing supply stores.

Let's start with the waste pipes, that are made out of plastic. The concrete could actually start to put pressure on the plastic pipes as the concrete starts to expand and this pressure could actually damage your new waste pipes.

You don't need to wrap all of the plastic waste pipes, only the parts of the waste pipes that will be exposed or in direct contact any concrete, but you do need to protect every copper water supply line that will be buried under the ground or exposed to the concrete, with a plastic sleeve. These products can be purchased again at most building supply or plumbing supply stores.

If these pipes aren't protected properly, you could find yourself within a short time, repairing the pipes that are either inside of your concrete foundation or buried underneath your concrete foundation. Either way, this isn't going to be a good thing.

You definitely need to wrap a plastic sleeve around the water supply pipes that are going to be buried or in direct contact with the concrete. This is a must and most building departments will require your plumbing pipes to be wrapped, before it they will sign off on your rough foundation plumbing inspection.

However, for the waste pipes, you can actually use cardboard to protect them. If you're short on funds, why not grab some cardboard boxes, dismantle them and start using cardboard to wrap the pipes, with a little duct tape.

Home Purchasing Checklists Provide Protection

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

What Does a GFI Do? - Electrical Problems

In your bathroom you should have a GFI electrical outlet. Most new homes or newly remodeled homes require you to have GFI electrical outlets in the kitchen. Most older kitchens do not have GFI electrical outlets. GFI stands for ground fault circuit interrupter.

Why not call it a GFCI instead of a GFI electrical outlet? Well it is called a GFCI in some instances. GFI is short and is the most common name used by most electricians and builders for this type of outlet.

GFI 's come in 15 amp and 20 amperage outlets. GFI outlets must be wired properly. Make sure you're using the proper wire size when hooking up the GFI outlet.

How do I know which size wire to use? This all depends on how far away you are running it from the electrical panel. There are charts you can use to figure this out. If you are not running the electrical wire more than 80 feet from the electrical panel you can use 12 gauge electrical wires for a 20 amp GFI. This is a general rule of thumb for most electrical house wiring.

If you're going to be using a 15 amp GFI and you are going to be less than 80 feet away from the electrical panel you can use 14 gauge electrical wires. Again this is just a general rule of thumb for most electrical house wiring.

A GFI is a light duty electrical plug used in bathrooms, kitchens and the exterior of your house. The sole purpose of the GFI is to shut the breaker off faster if there is any moisture or light load problems.

Let's say for instance you have your hair dryer plugged into the GFI outlet. The hair dryer somehow falls into the sink while it is on or plugged in. The GFI outlet will instantly shut off because of the sensitivity of the breaker inside of the plug it self.

The GFI plug has a test button and a reset button on it. If you are continually resetting the GFI you will wear it out eventually. I have had GFI plugs after resetting the button about 10 times break and no longer able to use them.

The GFI electrical plug is a great idea and if you don't have them in your bathroom or outside of your home it would be a great idea to have an electrician install them for you.

Plywood Roof Sheeting - Roof Framing Trade Secrets

Most framing contractor's look at the building plans and order all of the material, according to those that are specified on the plans. This works out fine, and can often save you money, but rarely produces the best home that you could possibly frame.

As a professional framing contractor, I would like to share one of my house framing tips with you. Most plans require half-inch plywood or oriented strand board as their roof sheeting. This product is fine and if you're building a lot of homes, you're not going to have the choice. Ordering larger sized plywood could cost you thousands of dollars, especially if you're building a lot of homes.

However, if your framing or building a home for someone or even yourself, you might want to take my advice and think twice about it, before ordering the roof sheeting. Half-inch plywood, works okay for 16 inch on center roof rafters or engineered truss roofing systems. It doesn't work well on 24 inch on center roof rafters spacing.

It is usually flimsy and weak at the center point, directly in between the 24 inch roof rafter bays. If you're going to use the half-inch plywood, I would recommend using plywood clips that are relatively inexpensive and can be placed in the direct center of each roof rafter bay on each sheet of plywood. These can be purchased at most home improvement centers or lumber yards.

The other alternative, and this is what I recommend, would be to use 5/8 inch plywood. This plywood works great for 24 inch on center roof rafters and you will have a nice sturdy roof to walk on, while roofing your home.

I have actually seen people step through the flimsy plywood, while lifting heavy roof tiles and bundles of composition roof shingles. Experienced roofers try to walk directly on top of the roof rafters, when loading their roof shingles or even carrying them on the roof.

If you're a home builder and your concern is about making a profit, you will need to use the half-inch plywood. If you want to build a superior roof, use the 5/8 of an inch plywood.

Attic Handrail Safety - Do it Yourself Home Repair

Some stairways that lead up to your attic will have a safety or guardrail to prevent people from falling down the stairs or off of them. Attic handrail safety can provide homeowners with a little peace of mind if they just follow the few simple steps. Make sure that the handrail is at least 42 inches in height. 42 inches is the minimum height for guard rails and can be found in the uniform building code.

The uniform building code is the Bible to the building industry and sets the standard for new construction and remodeling.

The 42 inches will be measured from the floor to the top of the handrail. Some older homes will have handrails that are 36 inches and some of them will be even 30 inches in height. A 30 inch handrail provides limited protection for anyone who is over five foot tall. 30 inches becomes the center point for any one over 60 inches and these people could easily fall over the short handrail.

Now for the homes that don't have any attic handrail safety systems. Some homes that were built before the 1960s won't have a handrail system at all in the stairway. Keep something in mind here, when these people were building these houses, some of them were trying to save money, some of them figured that it wasn't going to be a big deal and other builders simply forgot to install them.

It's not hard to install a working attic handrail for safety but keep in mind, that if the handrail isn't the right height, it will provide you with limited protection. Attic handrails that are lower than 30 inches can provide young children or others who are shorter than five feet with very little protection but can be a safety hazard to anyone over 5 feet tall.

If your attic doesn't have a safety handrail, use caution and be careful in these areas of your home. It wouldn't be a bad idea to install a locking doorknob if your attic access has a door that can be secured to prevent small children or other people from entering these unsafe areas.

How Many Bathrooms Do You Really Need? Building New Homes

When my dad was a kid, they lived in a two bedroom house with one bathroom and the family consisted of him, his two brothers and his mother and father. When I grew up, we have it a little bit better. We had the same sized family as my father did, but we lived in a three-bedroom house with two bathrooms.

How many bathrooms do you really need? Think about it. Here's what I would like to suggest, if you have more money than you know what to do with and would love to help the economy, then you should put as many bathrooms as you need in your home.

If you really need to tell your friends, that you have a 250 bedroom house with 275 bathrooms, and you have the money to pay for it, do it and knock yourself out. However, if you are building a new home, I would like you to consider, this question. How many bathrooms do you really need?

If you want each one of your children to have their own bathroom, then go for it. It will require more cleaning, more money to build these bathrooms and is it really necessary.

Here's what I would suggest as a guideline for deciding, how many bathrooms you really need. One bathroom for two or less people, two bathrooms for five or less people and three bathrooms for eight or less people. You could actually add one bathroom for every three people as a general rule of thumb.

Don't get carried away and start installing bathrooms all over your house, it doesn't make sense. Bathrooms are expensive and I have been in the homes, where I was the only person that used at bathroom. Some bathrooms might not ever be used.

What If My Contractor Does Not Return My Call

This is one of the biggest problems in business today. You have some work done on your home in good faith that the contractor knows what he is doing. When all is said and done you have a problem that needs to be resolved as soon as possible. I really don't care how long it has been since the work was done. If you have a problem the least that your contractor can do is answer the telephone.

Some companies go out of business and others get to busy to respond to your problem. You will hear the old excuse "That's not my problem" or the ever popular " I didn't do that". I have been in business for over twenty years and had very few problems. Of course I built things to last as long as possible.

Keep in mind that some contractors are a one man operation and they might be on vacation. Some contractors do not answer their phones over the week ends or after business hours. So don't sink the ship to fast.

Do not call the Contractors Licensing Board or the Better Business Bureau unless it has been at least a few working days. I would give it at least a week or so. Oh yeah don't assume that the contractor got your message. Call a few times at the least.

It has always made me mad when I have to fix someone else's problems. I get the call when the other contractors won't respond. I listen to the home owner with regret for being in a business where I am considered a crook. This is one of the reasons why contractors in my business get out of it.

If you have the contractors address and they aren't responding by phone you can always send them a letter by certified mail. Request a return receipt. That's your proof that the company received your letter. Keep a copy for your files.

The good news for a home owner when a contractor will not respond to your calling them is the Department of Consumer Affairs. Most states have a complaint department of some sort that will listen to your complaints. Does this mean it will get resolved? NO there are no guarantees here.

If your state has a licensing board for contractors, this will be your next step.

This will get your contractors attention and there is a great chance they will respond now. If there are enough complaints against the contractor and they do nothing about them the contractors board will take their license away.

If your contractor does not respond after all of this. There is very little you can do about it. Hire someone to fix the problem and look at it as a very important lesson learned.

If your state doesn't have a contractors licensing board contact the Better Business Bureau or your local government for their recommendation. Ask some of your friends if they have had any problems like this and how they handled them.

"A Dash of This" and a "Pinch of That" - Traditional Terms Used in Southern Cooking

Southern cooking is totally about how you add spices and seasonings to your food. When I say spices, I don't mean hot and spicy, I simply mean how you use cooking spices to bring out the traditional flavors in your dishes. This method of southern cooking really started when the African American slaves prepared their food many years ago. They used terms such as "a dash of this" and "a punch of that" in referring to cooking spices and seasonings for their food.

Why were these terms used?

These terms were used because back then there were no measuring devices, cookbooks, or cooking classes to learn from; they had to second guess their measurements and they only had each other to rely on to remember main ingredients. So they created terms that were easy for them to season their food. They also developed ways to know when their baked food was done by saying " bake until golden brown." Today, this method of cooking is still popular in many southern kitchens.

Sometimes adding "a dash of this" and "a pinch of that" may not be enough spice for your dish, just always remember to add spices according to your taste and what compliments the dish you're preparing.

Any one who makes southern and soul food know that recipes are only a base for you to start with. The amount of seasonings and cooking spices a recipe call for, may be more or less to your taste. Why It's a Mistake to Offer to Split the Difference

In this country, we have a tremendous sense of fair play. Our sense of fair play dictates to us that if both sides give equally, then that's fair. If Fred puts his home up for sale at $200,000, Susan makes an offer at $190,000, and both Fred and Susan are eager to compromise, both of them tend to be thinking, "If we settled at $195,000 that would be fair, because we both gave equally." Maybe it's fair and maybe it isn't. It depends on the opening negotiating positions that Fred and Susan took. If the house is really worth $190,000 and Fred was holding to his over-inflated price only to take advantage of Susan having falling in love with his house, then it's not fair. If the house is worth $200,000 and Susan is willing to pay that, but is taking advantage of Fred's financial problems, then it isn't fair. So, don't fall into the trap of thinking that splitting the difference is the fair thing to do when you can't resolve a difference in price with the other side.

With that misconception out of the way, let me point out that Power Negotiators know that Splitting the Difference does not mean splitting it down the middle. Just split the difference twice and the split becomes 75 percent/25 percent. Furthermore, you may be able to get the other side to split the difference three or more times. I once negotiated with a bank that had a blanket encumbrance over several properties that I owned. I had sold one property out from under the blanket, and our contract entitled them to a $32,000 pay-down of the loan. I offered them $28,000. I got them to offer to split the difference at $30,000. Over a period of weeks until this four-unit building closed, I was able to get them to offer to split the difference again at $29,000; and at $28,500 and finally they agreed to $28,250.

Here's how that this Gambit works:

The first thing to remember is that you should never offer to split the difference yourself, but always encourage the other person to offer to split the difference.

Let's say that you're a building contractor. You have been working on getting a remodeling job that you bid at $86,000 and for which they offered $75,000. You've been negotiating for a while, during which time you've been able to get the owners of the property up to $80,000, and you've come down to $84,000 with your proposal. Where do you go from there? You have a strong feeling that if you offered to split the difference they would agree to do so, which would mean agreeing at $82,000.

Instead of offering to split the difference, here's what you should do. You should say, "Well, I guess this is just not going to fly. It seems like such a shame though. We've spent so much time on this proposal, and we've come so close to a price with which we could both live. It seems like a shame that it's all going to collapse, when we're only $4,000 apart."

If you keep stressing the time that you've spent on it and the small amount of money that you're apart on the price, eventually the other people will say, "Look, why don't we split the difference."

You say, "Let's see, splitting the difference, what would that mean? I'm at $84,000 and you're at $80,000. What you're telling me is you'd come up to $82,000? Is that what I hear you saying?"

"Well, yes," they say. "If you'll come down to $82,000, then we'll settle for that." In doing this you have immediately shifted the negotiating range from $80,000 to $84,000. The negotiating range is now $82,000 - $84,000, and you have yet to concede a dime.

So you say, "$82,000 sounds a lot better than $80,000. Tell you what, let me talk to my partners," (or whatever other higher authority you've set up) "and see how they feel about it. I'll tell them you came up to $82,000, and we'll see if we can't put it together now. I'll get back to you tomorrow."
The next day you get back to them and you say, "Wow, are my partners tough to deal with right now. I felt sure that I could get them to go along with $82,000, but we spent two hours last night going over the figures again, and they insist that we'll lose money if we go a penny below $84,000. But good golly. We're only $2,000 apart on this job now. Surely, we're not going to let it all fall apart when we're only $2,000 apart?"

If you keep that up long enough, eventually they'll offer to split the difference again.

If you are able to get them to split the difference again, this Gambit has made you an extra $1,000 of bottom line profit. However, even if you can't get them to split the difference again and you end up at the same $82,000 that you would have done if you had offered to split the difference, something very significant happened here. What was the significant thing that happened?

Right. They think they won because you got them to propose splitting the difference at $82,000. Then you got your partners to reluctantly agree to a proposal the other side had made. If you had suggested splitting the difference, then you would have been putting a proposal on the table and forcing them to agree to a proposal that you had made.

That may seem like a very subtle thing to you, but it's very significant in terms of who felt they won and who felt they lost. Remember, the essence of Power Negotiating is to always leave the other side thinking that he or she won.

So the rule is never offer to Split the Difference, but always encourage the other person to offer to Split the Difference.

Key points to remember:

1. Don't fall into the trap of thinking that splitting the difference is the fair thing to do.

2. Splitting the difference doesn't mean down the middle because you can do it more than once.

What Is Involved With Taking On An Old House Remodeling Project?

So you have recently brought an old house and now you are looking to carry out a remodeling project in order to bring it up to a standard, that makes it suitable for you and your family to live in. In this article we will look at some points that you should consider when taking on an old house remodeling project.

1. Learn From Others

One of the best ways that any one can avoid the pitfalls that are often associated with carrying out such remodeling works is to follow the experiences of other homeowners who have carried out a old house remodel. "Frozen Smoke" and Conservatory Insulation

One of the most searched for items on the Internet recently has been "scientists hail frozen smoke." I was intrigued by the article in The Times that started this frenzy and decided to investigate further as I was researching super insulating materials.

According to The Times "frozen smoke" is, "one of the worlds lightest solids, can withstand a direct blast of 1kg of dynamite and protect against heat from a blowtorch at more than 1,300C."

The company that make the product, Aerogel, do so by extracting water from a silica and then replace it with gas such as carbon dioxide. This creates an extremely light material 99% of which is made up of gas contained in millions of nanopores and although it is classed as a solid the gas gives it a semi-transparent appearance.

Aspen Aerogel are creating an insulated lining for space suits. They believe that a 18mm layer of aerogel will be sufficient to protect astronauts from temperatures as low as -130C.

But getting the stuff into a conservatory at the moment is going to be a bit expensive, although prices will drop in the next few years. Some people have experimented with aerogel insulation and reported big savings in their heating bills. Where space it at a premium, a thin layer of aerogel will outperform traditional insulation blankets.

But it is its potential as a replacement for glass that we are most interested in. A Swedish company are experimenting with producing aerogel glass. This will provide low U-values with the equivalent thermal insulating quality equal to five to ten double glazed units. Unfortunately, at the moment experimental production is currently limited to just 15 square meters a month.

Other benefits of Aerogel Glazing when it does become available will be that; inert gases will not leak from between double or triple glazed units; the glazing at just 12mm thick will be lighter than multiple-glazed units; it will provide better sound insulation; and since no low-e coating will be required, better light transmission.

All this should mean that conservatory blinds and awnings will become a thing of the past, ventilation will be less critical and living with a south-facing conservatory will also be less of a problem.

So we look forward to installing aerogel in a conservatory in a few years.

Why It's a Mistake to Offer to Split the Difference

In this country, we have a tremendous sense of fair play. Our sense of fair play dictates to us that if both sides give equally, then that's fair. If Fred puts his home up for sale at $200,000, Susan makes an offer at $190,000, and both Fred and Susan are eager to compromise, both of them tend to be thinking, "If we settled at $195,000 that would be fair, because we both gave equally." Maybe it's fair and maybe it isn't. It depends on the opening negotiating positions that Fred and Susan took. If the house is really worth $190,000 and Fred was holding to his over-inflated price only to take advantage of Susan having falling in love with his house, then it's not fair. If the house is worth $200,000 and Susan is willing to pay that, but is taking advantage of Fred's financial problems, then it isn't fair. So, don't fall into the trap of thinking that splitting the difference is the fair thing to do when you can't resolve a difference in price with the other side.

With that misconception out of the way, let me point out that Power Negotiators know that Splitting the Difference does not mean splitting it down the middle. Just split the difference twice and the split becomes 75 percent/25 percent. Furthermore, you may be able to get the other side to split the difference three or more times. I once negotiated with a bank that had a blanket encumbrance over several properties that I owned. I had sold one property out from under the blanket, and our contract entitled them to a $32,000 pay-down of the loan. I offered them $28,000. I got them to offer to split the difference at $30,000. Over a period of weeks until this four-unit building closed, I was able to get them to offer to split the difference again at $29,000; and at $28,500 and finally they agreed to $28,250.

Here's how that this Gambit works:

The first thing to remember is that you should never offer to split the difference yourself, but always encourage the other person to offer to split the difference.

Let's say that you're a building contractor. You have been working on getting a remodeling job that you bid at $86,000 and for which they offered $75,000. You've been negotiating for a while, during which time you've been able to get the owners of the property up to $80,000, and you've come down to $84,000 with your proposal. Where do you go from there? You have a strong feeling that if you offered to split the difference they would agree to do so, which would mean agreeing at $82,000.

Instead of offering to split the difference, here's what you should do. You should say, "Well, I guess this is just not going to fly. It seems like such a shame though. We've spent so much time on this proposal, and we've come so close to a price with which we could both live. It seems like a shame that it's all going to collapse, when we're only $4,000 apart."

If you keep stressing the time that you've spent on it and the small amount of money that you're apart on the price, eventually the other people will say, "Look, why don't we split the difference."

You say, "Let's see, splitting the difference, what would that mean? I'm at $84,000 and you're at $80,000. What you're telling me is you'd come up to $82,000? Is that what I hear you saying?"

"Well, yes," they say. "If you'll come down to $82,000, then we'll settle for that." In doing this you have immediately shifted the negotiating range from $80,000 to $84,000. The negotiating range is now $82,000 - $84,000, and you have yet to concede a dime.

So you say, "$82,000 sounds a lot better than $80,000. Tell you what, let me talk to my partners," (or whatever other higher authority you've set up) "and see how they feel about it. I'll tell them you came up to $82,000, and we'll see if we can't put it together now. I'll get back to you tomorrow."
The next day you get back to them and you say, "Wow, are my partners tough to deal with right now. I felt sure that I could get them to go along with $82,000, but we spent two hours last night going over the figures again, and they insist that we'll lose money if we go a penny below $84,000. But good golly. We're only $2,000 apart on this job now. Surely, we're not going to let it all fall apart when we're only $2,000 apart?"

If you keep that up long enough, eventually they'll offer to split the difference again.

If you are able to get them to split the difference again, this Gambit has made you an extra $1,000 of bottom line profit. However, even if you can't get them to split the difference again and you end up at the same $82,000 that you would have done if you had offered to split the difference, something very significant happened here. What was the significant thing that happened?

Right. They think they won because you got them to propose splitting the difference at $82,000. Then you got your partners to reluctantly agree to a proposal the other side had made. If you had suggested splitting the difference, then you would have been putting a proposal on the table and forcing them to agree to a proposal that you had made.

That may seem like a very subtle thing to you, but it's very significant in terms of who felt they won and who felt they lost. Remember, the essence of Power Negotiating is to always leave the other side thinking that he or she won.

So the rule is never offer to Split the Difference, but always encourage the other person to offer to Split the Difference.

Key points to remember:

1. Don't fall into the trap of thinking that splitting the difference is the fair thing to do.

2. Splitting the difference doesn't mean down the middle because you can do it more than once.

3. Never offer to split the difference yourself; instead encourage the other person to offer to split the difference.

4. By getting them to offer to split the difference, you put them in a position of suggesting the compromise. Then you can reluctantly agree to their proposal, making them feel that they won.

Conquering Fears

Fear is one of the greatest killers of all time and it is from fear that hate, violence, abuse, doubt and a host of other emotions are conceived. One of my favorites analogies is the one of a diver. If you are to become proficient at spring board diving you must first conquer your fear of the landing, everything must play out within your mind with the intended result of success or failure will occur. The degree of failure can vary from a poorly executed entry to the proverbial belly flop. Business is much the same way with the same ramifications of success and failure.

The first step in anything is the mental learning, the how, why, when. Once we are educated in something then we can try the physical motion and that is what really starts the process. Failure is part of the learning process and during the early stages of any physical motion it is going to happen. How long failure will last is a matter of perspective with varying degrees of success that are inextricably within each one. When we focus on these little bits of success rather than the failure we set the stage for great progress.

We all try new things from time to time with good and bad results. It really is not whether we win or lose it is how we perceive the event that really matters. In the undertaking of any process fear must be displaced with determination, diligence, and faith in your abilities to overcome. Being afraid of what the day, event, or outcome holds for you is the your ticket to an unfulfilled life.

So how does this all play out in the business world? Simple you are going to fail and have failures time and time again. The degree of these failures is relevant only if you choose to dwell on them for they will never give you the strength to break free. Instead a healthy awareness of failure is appropriate but an awareness that never slips into the dwell mode. Unlocking your potential to move the mountains in your life, and business will begin with your mastery over fear. Success in your business will only come through properly applied actions borne from a spirit of success.

Understanding Florida Condo Insurance Discounts & Mitigations

We are going to discuss how to reap the discount benefits from Florida condo insurance and Florida home insurance discounts by understanding and applying mitigation inspection reports. The state of Florida requires insurance companies to offer reduced rates for wind mitigation features.

In Florida this reporting system is standardized by all property insurance companies. Years before many carriers used the standardized Citizens insurance companies mitigation inspection forms as the standard. Meanwhile other insurance companies required insured's to use their own made non standardized forms.

This practice was chaotic with all different forms from one carrier to the next made it difficult for consumers to change carriers or receive insurance discounts they were entitled to. Today we have a standardized form developed by the Office of Insurance Regulation on which the majority of Florida insurance carriers abide to called "The Uniform mitigation verification inspection form". This inspection form when completed is valid for a period of 5 years of discounts.

Recently many consumers had been taking advantage of this form and the given discounts by misleading the insurance carriers. These insurance companies have become very strict on who can now inspect and sign off on this form including, a Florida licensed general, residential or building contractor

A licensed building inspector
A registered architect
An engineer in the State of Florida
A building code official (who is duly authorized by the State of Florida or its county's municipalities to verify building code compliance).

Licenses today are checked for validity before a carrier will give such discounts.

All buildings and structures are not built the same or at least not similar enough before the Florida building codes of 2001.

Florida is a state with catastrophic hurricanes which occasionally come to visit. One of the most valuable aspects of property insurance in Florida is windstorm hurricane coverage. This coverage will most likely bear the greatest insurance cost.

In order to lower insurance premiums buildings are built or redesigned to withstand wind gusts as great as 300mph.

If your property has such features to withstand hurricane winds then the insurance costs can be drastically reduced by as much as 70%.

Verifying these structural features requires individuals to hire inspection companies or professionals at their own expense to complete the required form needed by the insurance carrier. It is recommended in 80% of the time to have an inspection performed since there may be unnoticeable features which can reduce premium.

If a condominium building contains a cement reinforced roof which most high rise buildings do, then the discount can be a significant large amount. Or any structure with cement reinforced roof. The strength of the roof structure is a vital key discount. Not so much as to what type of tiles are laid on the roof.

Then there is how this roof structure is attached to the building itself. Discounts apply when roof decks have been installed with large nails and close spacing. It may be secured by clips or straps. These may look like metal brackets that are nailed from the underside of the roof to the beams attached to the remainder of the building and holds the roof structure to the walls.

There is something known as secondary water resistance which can prevent the roof from allowing water penetration in the extreme case the roof tiles are removed or blown off by strong hurricane winds.

The roof shape is also a vital part. Structures built before 2001 may be more unlikely to have roof shape discounts due to Florida's building code changes for hurricane compliance. The most common type of shapes is Flat, Gable, and HIP. These shapes are displayed in pictures on our Florida home insurance quoting page website. The HIP shape is the most beneficial for insurance discounts. The HIP shape is described as a roof which slopes down to the eaves on all four sides. This allows high winds to deflect and not clip any one side of the structure off the building.

Another important discount is the openings in the building. These are all the windows and doors. This usually may refer to hurricane shutters and can also apply to new hurricane impact windows and doors. Please note if you do not have shutters on EVERY window and door of the home then this discount will not apply. It is a discount of either all or none.

Newly constructed homes built after 2002 automatically receive many of the windstorm discounts as they adhere to the
newer Florida building codes.

Of course there are other discounts which can reduce insurance premiums like inside sprinklers, central monitoring fire and burglar alarms but these are not a factor when reducing the insurance windstorm portion. Also you can select to have a hurricane shutter inspection done without the other windstorm features. This would reduce the cost of your inspection.

Keep in mind the cost of the inspections may be a significantly worthwhile investment considering the insurance premium savings either in the first year of the insurance policy or through the next few years. Always verify the inspection company or person you hire is Florida licensed and will be accepted by the insurance company. Always get a receipt and negotiate or confirm the inspection price before you hire them.

Your graphics should support the copy and the sales goal. These graphics can be pictures of products, diagrams of how the product works, or very well chosen marketing pictures that illustrate visually what the copy is already saying to the prospect. Remember the sole purpose of the graphics is not to add aesthetic value to the page, but support the sales message. If it doesnt do that it is fluff and a distraction, cut it.
c. Intuitive Navigation:
Your site must have intuitive navigation, the buttons have to not only tell the prospect very clearly what they will find if they click that button, but also create a desire in them to click on it. To do that your buttons have to strategically placed and have appropriate labels. This is not the place to get cute and artistic. Plain, simple, limited navigation that is easy to see and act on is what is required. You may need to do some usability testing on this navigation with prospective users to determine if you have it right.
d. No Clutter:
Dont clutter your pages with all kinds of extraneous copy, useless graphics, ads for other sites, dancing Flash based ads or decorations, and other nonsense. 2. Effective Copy: For copy to be effective it must do more than simply list what you offer or details about your products. These types of things are called features and contrary to popular belief features dont cause people to buy. The elements of effective copy include

Again the headline must literally reach out and grab your prospects attention. It must have a powerful benefit statement that tells them by reading further they will discover a solution to one of their problems that keeps them awake at night.
b. Benefits:
Your copy must clearly show benefits to your prospect of doing business with you. For example, a feature of a computer is a fast processor, but the benefit is the ability to do work faster or process data faster and do more stuff in less time. In short, your copy must stand on its own and sell when you cant be there. This is especially important on the web since you never know when people are reading your site. a. Hard Offers:
is the prospect must make a buy decision or at least a serious step in that direction immediately.These types of offers are designed to elicit a buy decision immediately. This might come in the form of a 25% discount on all purchases made before a certain date. It might be a bonus they get if they call and schedule an appointment with a sales agent today.
